Living in Dover, Florida

Dover is a small town in Hillsborough County, Florida. With a population of approximately 3,000, Dover is a quiet town that offers a respite from city living. Its residents are spread out over 2.6 square miles, giving Dover a more rural feel.

Located just 24 miles from Tampa, Dover is situated between Plant City to the east and Brandon to the west. It is close to many major highways, including Highway 574, Interstate 4, Highway 60, and Highway 92. This makesit easy to get to downtown Tampa, the Lakeland Linder International Hospital, and Gulf Coast beaches.

Students in Dover attend the Hillsborough County School District. This includes Bailey Elementary School, Turkey Creek Middle School, Independence Academy Public Charter School, and Strawberry Crest High School. Strawberry Crest High is notable for being the first high school in the town, graduating its first class of students in 2011. It is also an International Baccalaureate (IB) school.

Dover offers a slower pace of life. There are plenty of parks to visit, such as the Dover District Park, the Sidney Dover Conservation Park, and the Williams Owens Pass Sports Complex. These parks offer playgrounds, basketball courts, baseball and soccer fields, and even a sand volleyball court. At the Conservation Park, residents enjoy hiking or horseback riding along 7 miles of trails.

If you’re into paleontology, Dinosaur World isn’t far off of I-4. This attraction features life-sized models of Triceratops, T Rex, Stegosaurus, and other dinosaurs. There are also casts of dinosaur skeletons and an opportunity to dig for fossils.

Dover doesn’t have a ton of shopping, but it does include a Winn-Dixie and the Parkesdale Farm Market for grocery shopping. It also has great stores for horseback riding enthusiasts, including Russell’s Western Wear. Favorite restaurants in town include Nidia’s Latin Grill, Grill on the Hill, Rinconcito Catracho 504, and Jerry’s Smokehouse.

While Dover doesn’t offer as many things to do as some towns in Hillsborough County, it does offer a friendly, small-town atmosphere. It is also close enough to Tampa to commute there for work or to take advantage of all that Tampa has to offer. This includes everything from nightlife, shopping, and dining to professional sporting events to art and culture at museums and theaters. Tampa also has no shortage of options for family-friendly activities, like ZooTampa, Busch Gardens, and the Florida Aquarium. Dover is about a 35-minute drive from Tampa, depending on traffic.

In addition to getting a more rural-suburban lifestyle, the cost of living in Dover is 13% less than the national average. As discussed in greater detail below, housing costs are far below the national average in Dover - 36% less, in fact. Utilities also cost less in Dover, while groceries and transportation costs are about the same as average nationally.

Renting vs. Buying a Home in Dover

There is a pretty equal mix of renters and homeowners in Dover. When it comes to rental houses, the market is fairly competitive. There often aren’t a lot of houses available for rent, but there is a good mix of options for prospective tenants.

The median sale price of a house in Dover is $238,000. On average, rent costs $2,400 per month while the median rent in the city is $2,280. The price range for rental homes in Dover, which primarily includes single-family homes, is $1,195 to $3,500 per month.

Depending on the size and features that you want in a home, your rent in Dover might be just as much - or more than - the cost of a monthly mortgage payment. Of course, it is possible to rent a more affordable home that fits within your budget. If you think that you might want to purchase a home, our team of experienced Dover Realtors can talk through the pros and cons and help you find the right house to meet your needs.

There are good reasons to rent a house rather than buy a property. When you rent, you have significantly more flexibility because you aren’t tied to a mortgage. This flexibility can be particularly important if you’re in the area temporarily for a job or school, or if you simply don’t know that you want to commit to living in the region. Renting also doesn’t require that you save a large down payment (typically 10 to 20% of the purchase price). Furthermore, you won’t be responsible for things like regular maintenance, home repairs, or upgrades.

There is no one right answer as to whether it makes more sense for you to rent or to buy a house. If you aren’t sure, we can help you consider some different aspects of homeownership versus renting to make a more informed decision based on your personal and financial circumstances. Ultimately, whether you rent a house or buy, we will help you find the right house in the right city for you and your family.

Benefits of Renting a Home from Eaton Realty

At Eaton Realty, we are a full-service real estate company. We work with clients who are looking to buy, sell, and rent homes. We also offer award-winning property management services to landlords throughout Hillsborough County, providing the highest level of service to landlords and tenants.

When you rent an Eaton Home, you can rest easy knowing that your house is being managed under the guidance of

a National Association of Residential Property Managers (NARPM) certified property manager. We regularly inspect each of our rental properties to identify any potential maintenance or repair needs. This proactive approach can minimize bigger problems that can disrupt tenants. We also respond promptly to maintenance and repair requests, as well as any other tenant concerns. Our goal is to make sure that tenants are safe and comfortable and landlords are happy.

We use a three-step rental process to get tenants into a house quickly. The first step involves searching for a home. We list all of our rental properties year-round, even if they are currently occupied. The vacancy date is listed with each property. This way, prospective tenants can see rental homes before they are available, which allows you to plan in advance.

The next step is filling out a rental application. We make this as easy as possible, with an application linked on the page of the house that you are interested in renting. Our application process is designed to be fast, eliminating unnecessary paperwork.

The last step is the fun part: moving into your new Dover home! We offer a Resident Benefits Package, which is a set of tools that will save you time and money. The package includes a one-call utility setup, online rent payment, responsive maintenance services, monthly delivery of air filters, and more. This frees up your time to get settled into your new place and to enjoy all that Dover has to offer.
