Seminole Heights is both a historic neighborhood and a district that includes 3 neighborhoods. Located directly in Central Tampa, this large area of the city spans from Martin Luther King Jr. Boulevard to 22nd Street. The Hillsborough River forms the boundaries on the west and north sides of the district.

Seminole Heights was established in 1911 by T. Roy Young, whose goal was to use 40 acres of land to develop Tampa’s first suburbs. Located about 3 miles north of downtown, this community was named Seminole Heights. It was one of the first residential areas of Tampa to be connected to the Tampa trolley system. Because of this, many Tampa residents chose to move to Seminole Heights so that they could live in a more relaxed area of the city yet easily commute downtown.

This area of the city was developed when bungalow houses were popular in Florida. This style of house, with high ceilings, low-pitched roofs, and large air spaces underneath, allows homes to stay cooler. This makes bungalows ideal for West Central Florida’s humid subtropical climate.

Central Location

Seminole Heights is located right in central Tampa, making it an ideal location for many people. It is easy to get downtown, to major interstates like I-275, Florida Avenue, and to other parts of the city like Ybor City and the Tampa Riverwalk.


This neighborhood is also very walkable, with a walkability score of 66. It also has a bike score of 60, making it a relatively good area for bike riders. Just 3 miles north of downtown Tampa, getting to school, work, or attractions around the city is usually pretty quick.

Historic Charm

Built in the early 1900s, Seminole Heights is known for its historic architecture. You will find plenty of bungalow houses in Seminole Heights, along with Craftsman-style homes and mid-century modern houses. With tree-lined streets and stunning historic homes, Seminole Heights is known for its unique character.

There are three main communities within Seminole Heights. Old Seminole Heights has historic homes and an active neighborhood association. South Seminole Heights sits close to the Hillsborough River and offers an easy commute to downtown Tampa. Southeast Seminole Heights has many restored bungalows and has been recognized as a national “Neighborhood of the Year.”

A Diverse, Vibrant Community

Seminole Heights is known for its active neighborhood associations and community spirit. The neighborhood hosts many events, such as the Seminole Heights Farm and Art Market, the Fall Festival, and Porch Parties. On the second Sunday of each month, the Sunday Market is hosted on the lawn by the Hillsborough School, where local growers and artists sell their wares.

There are also a lot of great shops in Seminole Heights, such as Green Shift Comics, Seminole Heights General Store, and the Blue Sage Eco Boutique. There are also grocery stores for more basic needs, including a Publix, Walmart, and Save-a-Lot.

When it comes to dining and going out on the town, there are tons of options in Seminole Heights. This includes Angry Chair Brewing, Social House, Revolution Ice Cream Company, the C House, Chocolate Pi, Rooster & the Till, Spaddy’s Coffee Co., and Chankos.

Of course, the convenient location of Seminole Heights means that you are never far from the best that Tampa has to offer. If you want to go clubbing, it’s easy to head down to Ybor City or downtown Tampa. ZooTampa at Lowry Park is right next to Seminole Heights, while Busch Gardens is just 5 miles northeast.

Access to Natural Beauty

As noted above, Seminole Heights is very walkable. While it is a larger area, it is still just a few square miles in total. This makes it easy to explore the neighborhood without needing a car or other transportation.

While it is right in the city, Seminole Heights also offers great access to nature. There are several waterfront parks along the Hillsborough River, including River Cove Park. Residents also enjoy Henry and Ola Park, Epps Park, American Legion Park, Seminole Heights Park, Henry L. Brown Park, and the Seminole Garden Center. Like the neighborhood’s shops and restaurants, many of these parks are located along or just off of the “main drag” of Florida Avenue.

Drawbacks of Living in Seminole Heights

Seminole Heights is centrally located, making for quick access to other parts of Tampa. It also offers a lot of historic charm and a strong sense of community. That being said, Seminole Heights is not for everyone. Below, we explore some of the “cons” of living in Seminole Heights.

Rising Costs

Seminole Heights has long been considered a more affordable neighborhood in Tampa. However, as the neighborhood has become more popular and more gentrified, housing costs have gone up considerably.


Currently, the median sale price for a home in Seminole Heights is $440,000, a nearly 10% increase from 2024. Similarly, the average rent for a property in Seminole Heights is $2,100 per month, a 4% increase from the previous year. While these prices are still lower than in many parts of the city, living in Seminole Heights is becoming more expensive.

It is still possible to buy a house in Seminole Heights for under $300,000, although these houses will typically be smaller and require some work. The pricing will also depend in part on which of the three neighborhoods you are exploring. A 1500 to 1800 square foot house will usually cost $500,000 or more.

More Competition for Homes

Seminole Heights consists largely of older, more unique homes. There are not usually that many houses on the market in this area of the city at any given point in time. As a result, it can often be more difficult to purchase a house in Seminole Heights.

This brings up another important point about living in Seminole Heights: most of the houses available for sale are older. In many cases, they may require more work and upkeep compared to new construction.
