Hyde Park is a popular neighborhood in Tampa, given its proximity to downtown and desirable amenities. It is very walkable, with gorgeous tree-lined streets. However, Hyde Park is more expensive than other areas of Tampa. Benefits of Living in Hyde Park
Hyde Park is both a historic neighborhood and a district that encompasses several core areas. This includes Bayshore Boulevard, Hyde Park Village, and the SoHo District. It borders the University of Tampa, which adds to the neighborhood’s vibrancy.
Hyde Park was established in the early 1880s by railroader Henry B. Plant. The area grew rapidly, with a streetcar line installed on Swann Avenue and Rome Avenue. Today, Hyde Park encompasses some of the best shopping in the city at Hyde Park Village, and great nightlife and restaurants in the SoHo district.
Hyde Park has many historic homes and bungalows along its tree-lined streets. In addition to high-end shopping and great entertainment options, it also has highly-rated schools and proximity to other areas of the city. With Bayshore Boulevard, the longest continuous sidewalk in the U.S. at 4.5 miles long, residents can enjoy gorgeous views of the Hillsborough Bay while walking their dogs, biking, running, or simply enjoying the beauty of West Central Florida.
Like any other neighborhood, there are advantages and disadvantages to living in Hyde Park. While we adore this charming neighborhood, it isn’t the best fit for every potential home buyer. Below, we talk about the pros and cons of living in Hyde Park to help you make the best decision for your unique needs.
Convenience
Hyde Park is considered a very walkable neighborhood, with a score of 70. It also has a bike score of 61 and a transit score of 29. Even without a car, it is easy to get around Hyde Park. This includes a relatively easy commute to downtown Tampa or other key neighborhoods like Ybor City throughout the city. This neighborhood is located just 5 minutes southwest of downtown Tampa.
Hyde Park also has some of the city’s best shopping, dining, and nightlife. If you choose to live in Hyde Park, you can walk to Hyde Park Village for some retail therapy or head to South Howard Avenue (SoHo) for a bite to eat. Of course, if you are into outdoor recreation, you can’t beat Bayshore Boulevard for absolutely stunning views of the Bay.
Beautiful Historic Homes
Established in the early 1880s, Hyde Park has some of the best historic homes in the city. Hyde Park is made up of individual subdivisions that are laid out in a conventional grid pattern along the streets that run perpendicular to the shores of Hillsborough Bay.
These homes include a variety of revival styles, including Queen Anne, Tudor, Classical, Colonial, French Second Empire, and Mediterranean. You can also find newer architectural styles in Hyde Park, such as Prairie and Bungalow homes. No matter what style of home appeals to you, you can find it in Hyde Park.
Great Shopping, Nightlife, and Entertainment
Hyde Park is known for being a shopping and nightlife destination. In Hyde Park Village, you will find more than 60 shops to browse. This includes national stores like Anthropologie, Lululemon, and Sephora, as well as local stores. There are also great restaurants in Hyde Park, like Bartaco and Meat Market.
In the SoHo district, you can also find high-end clothing boutiques, art galleries, restaurants, nightclubs, bars, and more. In fact, one of three Publix GreenWise Markets is located in SoHo, making it an easy option for getting groceries if you live in Hyde Park. There are tons of great places to eat in SoHo, like Ulele, Bulla Gastrobar, and the Soho Backyard.
Living in Hyde Park means that absolutely everything is convenient. You can walk, bike, or take public transportation to great stores, restaurants, and bars. You can also grab a coffee at a neighborhood cafe, get groceries, or simply enjoy the water views along Bayshore Boulevard.
Drawbacks of Living in Hyde Park
Hyde Park offers convenience, gorgeous older homes, and easy access to diverse dining, shopping, and nightlife options. Yet this neighborhood isn’t the best option for everyone.
Higher Housing Prices
Hyde Park is considered an upscale neighborhood in Tampa. While it isn’t the most expensive area of Tampa, home values are considerably higher than in other areas of Tampa.
The median home listing price in Hyde Park is just under $700,000, with a median sold home price of $1,000,000. The median listing price per square foot is $528, which also reflects the fact that many homes on the market in Hyde Park are smaller in size. While there are some small condos on the market for $200,000 to $300,000, most buyers will spend at least $700,000 to purchase a house in Hyde Park.
By comparison, the median listing price in Tampa as a whole is $476,000, with a median sold home price of $429,800. The median listing price per square foot is also significantly lower at $295. These numbers demonstrate that Hyde Park is markedly more expensive than other parts of Tampa.
These housing prices aren’t an option for many budgets. While Hyde Park offers a lot of convenience and things to do, if you are looking to buy a house for under $500,000, you will typically get more bang for your buck in other Tampa neighborhoods (or suburbs of Tampa).
Heavier Traffic and Limited Parking
Hyde Park is close to all that Tampa has to offer. That is one of the biggest benefits of the neighborhood, but it comes with a significant drawback: traffic and limited parking. When you’re just minutes from downtown and near popular shopping, dining, and nightlife, you simply will have to deal with more cars on the road.
Many of the homes on the market in Hyde Park are condos. They often have off-street parking or garages, but with limited spaces available. Older homes often don’t have garages, and off-street parking is similarly limited. Because the area can become congested with shoppers, diners, and bar-goers, this can make parking more of a challenge in the neighborhood.
Similarly, there tends to be more traffic in Hyde Park simply because it is in the city. Compared to suburban areas, Hyde Park will naturally have more vehicles on the road because there are simply more people living and working in Tampa. If you don’t like traffic, then you might consider looking outside of the city.
