When it comes to wealthy neighborhoods, Tampa has quite a few. If you want to buy into one of these tony communities, we have created a list to help you narrow your options. Our list is based on two factors: average home price and median household income.
Parkland Estates
Located near the Hillsborough Bay and Palma Ceia Golf and Country Club, Parkland Estates is a relatively small neighborhood with just over 2,100 people. The median income in this upscale neighborhood is $162,000, compared to a median income across Tampa of $59,893. In Parkland Estates, the average home price is $1,000,000.
Allen J. Simms developed this neighborhood - and there is even a street named after him. Located just 10 minutes from downtown, residents of Parkland Estates can enjoy shopping in Hyde Park, recreation on the bay, and more.
Sunset Park
Located just off of Old Tampa Bay, Sunset Park has a lot to offer. With 3,850 residents, Sunset Park has a median household income of $136,000. On average, a home in this neighborhood will cost $1,200,000.
Sunset Park has highly-rated Hillsborough County schools, walkable streets, and homes with yards. It is slightly further from downtown, which means that it is quieter for families. It is a perfect neighborhood for anyone who wants to live near the water.
Palma Ceia
Just off Hillsborough Bay, you’ll find Palma Ceia - a virtual goldmine for great dining. Home to 4,520 people, Palma Ceia has an average home price of $695,000. Residents of this neighborhood have a median income of $119,100.
In addition to great restaurants, Palma Ceia is close to its namesake country club. There are also tons of bars, shopping, and outdoor recreation.
Cory Lake Isles
In the northeast corner of Tampa, you’ll find Cory Lake Isles, a smaller neighborhood perfect for anyone who loves nature. With 2,380 residents, homes in Cory Lake Isles sell for an average of $630,000. The median household income in this neighborhood is $115,400.
Cory Lake Isles is located near the Hillsborough Wilderness Preserve, the Hillsborough River State Park, and Flatwoods Park. It is incredibly dog-friendly and offers a bit of a respite from city life - while still being close to everything.
Arbor Greene
Close to Cory Lake Isles, you’ll find Arbor Greene - another excellent option for nature lovers. This neighborhood of just over 5,000 people has a median income of $115,000. Homes in Arbor Greene sell for an average of $520,000.
While Arbor Greene doesn’t have a ton of restaurant or shopping options, you have close access to many outdoor recreation opportunities. As a gated community, you will also have access to the Arbor Greene Clubhouse.
Virginia Park
Between Old Tampa Bay and Hillsborough Bay, you’ll find Virginia Park. With 4,740 residents, Virginia Park homes sell for an average of $1,100,000. The median household income in this neighborhood is $107,800.
Virginia Park has a small, friendly feeling but is located in the heart of Tampa Bay. There are tons of stores and plenty to do between shopping, dining out, outdoor recreation, and sporting events.
Beach Park
Near Tampa International Airport, you’ll find Beach Park - an idyllic community next to the water. The median household income here is $107,000, while homes sell for an average of $918,000. 4,110 people live here.
There is lots of shopping in Beach Park, as it is located next to Westshore Plaza. While this neighborhood doesn’t have a ton of nightlife, it is close to plenty of chain restaurants. It’s near Cypress Point Park, where you can hang out on the beach, hike, or have a picnic.
Bayshore Beautiful
Right on Hillsborough Bay, you’ll find Bayshore Beautiful - a neighborhood with absolutely stunning water views. Here, the median household income is $98,900, and homes sell for an average of $939,000. The neighborhood has 7,130 residents.
Bayshore Beautiful has tons of locally-owned restaurants and shops. It is also a great neighborhood for families, as there is tons of outdoor space to enjoy. Downtown Tampa is a close drive, but you’re still far enough away for some serenity.
Harbour Island
Right across from downtown Tampa, you’ll find Harbour Island - a small island right in Hillsborough Bay. There are just 3,530 residents on the island, where homes go for an average of $570,000. The median household income here is $96,400.
Harbour Island boasts tons of opportunities to get out on the water. Given its proximity to downtown - just a short walk or drive across a bridge - it is also great for nightlife.
Davis Islands
Next to Harbour Island, you’ll find Davis Islands - a slightly larger, more family-friendly community in Hillsborough Bay. The average home price here is $1,200,000, and the median household income is $92,400. 5,470 people live on Davis Islands.
One of the biggest perks of living on Davis Islands is how dog friendly it is - there is even a beach just for dogs! There is also a small airport, Tampa General Hospital, and excellent local schools.
Are the Richest Neighborhoods the Best Neighborhoods?
Wealthier neighborhoods have a lot of cachet - but that doesn’t necessarily mean they are the “best” neighborhoods. A lot depends on what you are looking for in a place to live.
For example, while one person might love living on Davis Islands or Harbour Islands, another might be worried about being off the mainland. Similarly, while many people love living close to downtown, others enjoy getting further away from city life.
The wealthiest neighborhoods may be closer to major attractions, have great views or amenities, or include a lot of luxurious houses. If a house in one of these neighborhoods is within your budget, that’s fantastic - you will probably love living there. But if you can’t afford the higher home prices, you can still find a great place within your budget.
