What Is The Average Time To Sell A House In Florida?
Table of Contents
When you decide to sell your house, you probably have a timeline in mind. Perhaps you need to move for your job or will be closing on a new house. Understanding how long it might take to sell your house is important when it comes to planning your move - and your life.
In Florida, the median time to sell a house in 2024 is around 3 months. While many homes go under contract within 1 to 2 months, it typically takes 80 to 90 days to go from listing your house to closing. If you’d like to sell your home more quickly, there are things that you can do - like finding a great Tampa Realtor, boosting curb appeal, and decluttering your home.
Based in Lithia, Eaton Realty represents buyers and sellers in real estate transactions throughout Hillsborough County. How Long Will It Take to Sell My Florida House?
Selling your house can be stressful. You want to get the best possible price for your home - but you also want to make sure that it sells quickly so you can move forward with your life. It can be tough to balance these competing interests, especially on a deadline.
Average Time To Sell A Single-Family Home
According to data from the Florida Association of Realtors, in the second quarter of 2024, the median time to sell a single-family house in Florida was 79 days, while most homes were under contract within 37 days. This represents an increase from the same time period in 2023, when houses went under contract within 29 days and closed within 71 days.
Average Time To Sell A Townhouse Or Condo
It takes a bit longer to sell townhouses and condos in Florida. The median days to sell for a townhouse or condo in Q2 of 2024 was 89 days, with these homes typically going under contract within 48 days. Again, this is an increase from 2023, when homes went under contract within 30 days and closed in an average of 70 days.
These numbers are important to sellers for more than just their own planning. When a house sits on the market for too long, it may be viewed as unattractive by potential buyers. It may also be a sign that the house is overpriced - leading more bidders to come in under the asking price. For this reason, it’s smart to be concerned about how long it will take to sell your house - as it can impact the sale price and your other plans.
The time it takes to sell your house depends on many factors, including market conditions. While the Tampa real estate market remains active, it has cooled slightly - as real estate has throughout the country after the massive demand fueled by the pandemic. Fortunately, there are things that you can do to sell your house more quickly if that is your priority as a seller.
What Can I Do to Sell My House Faster?
If you want to sell your house faster than is typical for Florida, you can take steps to make it happen. Perhaps the most important thing you can do is find a great real estate agent. They can help you with every aspect of the process, including advising you on everything you can do to help your house sell more quickly.
Wait Until Higher Demand Seasons
As an initial matter, this means selling at the right time. In Florida, the best time to sell your house is in the spring and early summer. While you might not be able to wait for that time, your Realtor can explain the pros and cons of listing your house at certain times of the year.
Adjust Your Listing Price
Your real estate agent can also help you price your home right. If you set the price too high, you will likely discourage potential buyers from even looking at your house. A price that is too high can also draw out the negotiation process.
Of course, you want top dollar for your house - that’s important to any seller! Your Realtor will research comparable sales (comps) in your area to set a realistic price. They can also advise you on pricing strategies like setting the price just under a typical search range (such as $299,000 instead of $300,000) to make sure you don’t miss any prospective buyers. They can also explain the wisdom of underpricing your home a bit to spark interest - and perhaps even a bidding war.
Make Improvements Before Selling
A good Hillsborough County real estate agent can also help you understand what you must do to get your home ready for listing. This includes making quick repairs and updates, like fixing creaky hinges, replacing broken tile, or painting the interior of your house.
Clean & Depersonalize Your Home
Cleaning and decluttering your home can make the space more attractive for potential buyers. Depersonalizing your space is also essential to allow prospective buyers to envision themselves living there. You should thoroughly clean your house, put away family photos, and perhaps put some things into storage to make the house look more spacious. You might also want to hire a professional to stage your home in a way that showcases everything it has to offer.
In addition to sprucing up the inside of your home, cleaning the exterior can also help boost your house's curb appeal. Remember: the exterior is the first thing people will see when looking at house listings online. Adding some landscaping, cleaning, and doing some minor repairs can go a long way when it comes to curb appeal.
Add In More Favorable Deal Terms For Buyers
Finally, your real estate agent can help you decide if it makes sense to do anything to sweeten the deal for buyers. If selling your house quickly is your top priority, you could offer things like a home warranty or willingness to pay closing costs. You can also be more flexible when it comes to negotiating the terms of the contract for sale.
Remember that while all of these things can help you sell your house faster, the most significant factor - market conditions - is out of your control. A knowledgeable Tampa real estate agent will help you understand what the real estate market is like and what you can do to optimize both the price and timing of your home sale.
