Why Buy a New Construction Home in Riverview?
As a community that is nearly 200 years old, there are certainly older homes to choose from in Riverview. Yet there are also a lot of fantastic new homes, many of which have wonderful amenities and are located in strong communities.
There are many benefits to buying a new home in Riverview. Amenities like community pools and clubhouses are two such benefits. When you buy a house in a master-planned community, you won’t have to install your own pool or even a backyard playset - because you can access all that and more right within your neighborhood.
When you choose a new house, you can customize many aspects of your home. For a semi-custom home, you could pick out your appliances, flooring, paint colors, and more. For a fully custom home, you can choose every detail of your new house, right down to the floor plan.
For many buyers, being able to pick precisely the layout and finishes they want is a huge advantage to purchasing a new home. Everything in your house will be brand new and to your specifications. You won’t have to wait to save up for a better kitchen or live through months of construction dust. When you move into your house, it will be complete with modern features - and won’t require additional construction.
Because everything in your house is new, you will likely save on utilities and maintenance. New houses are built using more energy-efficient materials, helping you save on your electric bills. At the same time, when everything is new, you won’t have to pay for things like new windows or a new HVAC system anytime soon.
New houses can also be built to the latest standards when it comes to hurricane resistance. Residents of West Central Florida face a lot of perils related to hurricanes, tropical storms, and storm surges. Building a new house gives homeowners the opportunity to add features like impact-resistant doors and storm-resistant windows, which can help to reduce damage from these storms.
Whether you are interested in building a custom house on your lot or would like to buy a new construction home in a master-planned community, Eaton Realty can help. We have significant experience helping clients find great homes in and around Riverview.
How Our Award-Winning Riverview Realtors Can Help
We know that finding the right house can be stressful. Our real estate agents have shepherded hundreds of clients through the process of buying a new house in Riverview. We use our experience to help our clients have the best possible experience.
We follow a three-step approach to the home-buying process. By using this process, our clients know exactly what to expect:
- Pre-approval: Before you start your home search, you should have a firm lock on your budget. We want to ensure that our clients get the right home and that it is within their price range. We can match you with a bank for pre-approval for a mortgage or construction loan. You can also use our mortgage calculator to estimate your monthly mortgage payment.
- Search: Once you have a budget based on your pre-approval, the next step is to figure out what you want in a house. We will work with you to understand your must-haves and “would love” items, such as schools, the number of bedrooms and bathrooms, and community amenities. We will then use your list to find houses that meet your criteria and book showings.
- Close: the final step in any real estate transaction is the closing, when title is transferred. Before closing can happen, there are a lot of things that have to take place, such as a pre-closing inspection. We will walk you through each aspect of the process, helping you negotiate a great price and advocating for you throughout the process. We can also offer referrals to top professionals in the area, such as home inspectors. When closing day comes, you will have peace of mind knowing you got the best possible deal for your house.
